The Challenge
The primary challenge of this project was to balance the heritage preservation requirements of the home while still using modern refurbishment techniques.
Part of this meant gaining council approval for the colour scheme, which was a critical initial step that required careful consideration of historical accuracy and aesthetic appeal. Additionally, the house had several areas where deteriorating wood and carpentry work needed to be repaired by our team of expert craftsmen, and all external and internal surfaces required thorough preparation to ensure the longevity of the paint job.
Managing the project timeline efficiently while addressing several unforeseen issues, such as hidden rot and weather-related delays, was also crucial for the successful completion of the refurbishment โ a significant component that was executed by our experienced Project Management team.
The Solution
Our Blue Mountains Painting team approached the Mt Vic Heritage House project with a comprehensive and structured plan to address both external and internal refurbishment needs. Hereโs what that looked like:
External Refurbishment
- Colour Scheme Approval
Our painting team collaborated closely with the local council to confirm the colour scheme, ensuring it adhered to heritage guidelines and received necessary approvals.
- Surface Cleaning
The propertyโs exterior was first thoroughly washed to remove any dirt, mildew or loose paint. This step was crucial for achieving a clean surface ready for painting.
- Carpentry Repairs
Our skilled carpenters repaired any rotten timber and fixed other carpentry issues around the house to ensure structural integrity and a smooth surface for painting.
- Preparation
Our team sanded all surfaces and filled gaps and cracks to create a seamless base for painting. This meticulous preparation ensured the longevity and durability of the paintwork.
- Painting
Finally, the exterior surfaces were undercoated to provide a solid foundation for the top coats. The top coating was applied with precision, using high-quality, weather-resistant (BRAND) paints to protect against the elements. Decks and thoroughfares were painted in the final stages to avoid any damage from foot traffic during the rest of the process.
Interior Refurbishment
- Preparation and Protection
Our team began the interior stage by preparing and protecting the floor to prevent any damage from paint spills or drips. This included taping up edges and fixtures to ensure clean lines and professional finishes.
- Ceilings and Walls
The ceilings of the house were then sprayed to achieve a uniform and smooth finish, and any imperfections on the walls were undercoated to prepare for the final coat.
- Kitchen and Bathroom
Special attention was given to wet areas such as the kitchen and bathroom, where we used moisture-resistant paints designed to withstand humidity and frequent cleaning.
- Feature Walls and Woodwork
Similar attention was given to the homeโs feature walls, which were painted with specific colours to enhance the interior design. Woodwork, including all trims and mouldings, received careful sanding, undercoating and top coating to achieve a polished look.
- Final Steps
Once the painting was complete, we ensured all areas were clean and free from debris as part of the pack-up. Final touch-ups were done to address any minor imperfections, and the project was finalised to the clientโs satisfaction.
The Results
The refurbishment of the Mt Vic Heritage House resulted in a stunning transformation that honoured the propertyโs historical significance while providing a fresh, durable finish. The carefully selected colour scheme, approved by the local council, beautifully accentuated the homeโs architectural features and stunned the client.
Externally, the home boasts a vibrant, weather-resistant finish that enhances curbside appeal and protects against the harsh environmental elements. Thanks to our teamโs careful repairs and meticulous preparation work, the exterior will help to preserve the heritage value of the home for years to come.
Internally, the refurbished rooms showcase a blend of historical charm and modern elegance. The feature walls add a contemporary touch, while the overall paintwork doesnโt take away from, but rather accentuates the intricate details of the woodwork and trims. Finally, the use of high-quality, moisture-resistant paints in the kitchen and bathroom provides a practical and attractive solution for these critical areas.
Overall, the successful completion of this project reinforced Blue Mountains Paintingโs reputation for excellence in heritage property refurbishment, showcasing our commitment to quality, attention to detail and customer satisfaction.
